Purpose built, offline use windows 10 rig needs new motherboard, how to offline activate?

I have a purpose built gaming rig for home use virtual pinball. This computer is running windows 10 pro. It is fully offline so windows updates does not break the custom software on it. The pinball software gets broken easily during windows updating and it is a pain to get working again. I want to upgrade the motherboard/CPU/ memory on it to improve the performance of the system and I understand windows will want to reactivate when it sees that level of hardware change. How do I go about activating windows after the hardware install when the rig is fully offline? I do not ever connect i
